The City of Katy is situated West of Houston and is widely known for its farming heritage and the small-town vibes. However, few people know how much Katy has grown recently. The Katy city limits, within the Katy ISD boundaries, is has a population edging close to 20,000 residents. That’s almost a 25% increase in population size since the 2010 census. With the population boom, there has also been an uptick in real estate demand. The price of land in Katy has increased by more than 92% over the last decade due to a 58% increase in the quantity of Katy home sales.

1. Kelliwood

Kelliwood is among the first master-planned neighborhoods in the greater Katy area. Though originally developed in 1988, the community is still desirable because of its beautiful homes, access to top schools, and its central location. Situated on the eastern edge of Katy, the town is just 25 miles from downtown Houston. In favorable traffic, the community is 16-minutes from the Katy city center and 35-minutes to Houston via I-10 E.

Kelliwood neighborhood straddles both sides of Fry Road. This neighborhood is a combination of different smaller communities that offer a variety of homes. The homes here range from custom-built two-story homes to lakeside estates. Most homes in this neighborhood have an average of 4-5 bedrooms and 4 bathrooms.

The Kelliwood neighborhood is also zoned for the KISD, which has top-rated schools such as the Pattison Elementary School, Seven Lakes HS, Taylor HS, McMeans JH, and Beck JH. 2. Seven Meadows & Avalon at Seven Meadows

Seven Meadows is a gated residential enclave eight miles south of or 16 minutes from downtown Katy. The neighborhood sits just north of the Westpark Tollway and the Grand Parkway offering commuters a 40-minute drive to downtown Houston.

Like many master-planned communities, Seven Meadows serves up a fantastic array of amenities, including parks, networks of lakes for kayaking and boating, tennis courts, playgrounds, a garden, and walking trails. The community is also adjacent to the Meadowbrook Farms Golf Club. Seven Meadows has access to some of the best schools in the greater Houston area, such as the Seven Lakes High School, Beckendorff Junior High, Griffin Elementary School, and Bonnie Holland Elementary School.

3. Elyson

The Elyson community is north of I-10 along the FM 529. This neighborhood sits on a 3600-acres of land and is managed by the Newland Community. It is approximately 9-miles north of downtown Katy, accessible via Grand Parkway and Freeman Road. Those who work in Houston have easy access to Downtown via I-10 East. It’s approximately a 45-minute drive to Houston center.

This neighborhood has fantastic amenities that include tennis courts, a cafe, fitness center, event lawn, a community center with a pool, and a game room. Upon completion, the neighborhood will have 6200 homes nestled among parks and natural open spaces. There are also future plans for fruit orchards, 30 miles of trails, and a neighborhood pond.

Zoned in KISD, Elyson has access to some of the excellent schools in the Katy area, including the recently-built Bethke Elementary School, Stockdick Junior High, and Paetow High School.

4. Jordan Ranch

Jordan Ranch is a prime neighborhood located in the northern part of Fulshear. The area is eight miles to Katy city center, a mile south of Interstate 10, and 34 miles from Houston. Jordan Ranch boasts 3,000 homes with a total of 450,000 square feet of resident amenities.

Jordan Ranch has exciting elements like a resort-style pool, a lazy river, and a splash pad for kids. In the pool area, there is an elegant cabana with a covered patio where parents can escape from the sun. Other neighborhood perks include a dog park, botanical garden, and an event lawn.

The local schools that serve this neighborhood include Leaman Junior High School, Fulshear HS, Lindsey, and Huggins Elementary School. These schools are in the Lamar Consolidated Independent School District.

Most homes in Jordan Ranch are contemporary or traditional single-family homes. Most of these homes were built between 2016 and 2020, offering 3 to 5 bedrooms.

5. Cane Island

Cane Island is an 1100-acre master-planned community that opened in 2015 in East Katy. The community has seven neighborhoods, three of which are gated. The Cane Island homes have excellent accessibility through the new Cane Island Parkway that connects the community to Highway Boulevard and Interstate 10. The Island is a 5-minute drive to downtown Katy and a 41-minute trip to Houston.

The Cane Island real estate is composed of new construction patio homes, bungalows, and two-story homes. Some sections of the community feature custom-built luxury homes. Additionally, Cane Island has numerous amenities in its four-acre community hub. Highlights include an amphitheater, swimming pool, tree houses, and community lawn.

The community at Cane Island zones to the highly rated schools in the KISD. Cane Island students attend to Katy High School, Katy Elementary School, and Katy Jr High School.
